Most bad experiences in this industry start the same way: a low headline price, then thousands added later for transport, foundations and paperwork. So here is the full picture before you talk to anyone.

3. What depends on your site
These cannot be a fixed number for everyone, so we publish realistic ranges instead of hiding them.
- Transport to your plot€1,500 – €9,000
Depends on distance, module size and whether escorted transport is required.
- Crane / offloading€600 – €2,500
One day of crane time in most cases; more for restricted access.
- Foundations€3,000 – €14,000
Screw piles are the cheapest option; a concrete slab costs more.
- Permits & local paperwork€300 – €3,000
Set by your municipality. We supply the drawings your architect submits.
- Utility connections€1,000 – €6,000
Water, sewage and power to the plot, quoted by your local providers.
Your written quote lists every line
Before anything is signed you receive one document with the model price, the transport cost for your exact address, the foundation option we recommend, and installation. If a cost is not on that document, you do not pay it.
